Job Overview:
We seek an experienced and proactive Construction Project Manager to oversee and manage all aspects of a multifamily apartment construction project. The ideal candidate will be responsible for coordinating and managing the planning, execution, and completion of construction projects, ensuring they are delivered on time, within budget, and meet the highest quality standards. The Project Manager will also provide both leadership and technical expertise internally and externally for project success. You will collaborate with architects, engineers, subcontractors, and the project team to successfully bring multifamily residential developments from concept to completion. Responsibilities: (partial list)
• Ensure compliance with local and federal regulations
• Maintain quality control and safety standards throughout construction
• Monitor construction schedule, track, and monitor construction progress through site reports. Manage budgets, schedules, and subcontractor relationships
• Lead project to timely completion, to scope and budget projections, and obtain certificate of occupancy
• Collaborate with architects, engineers, and sub/contractors to ensure project success
• Hire, manage, and direct the construction team
• Manage the budget and job cost forecasting, including project buy-out plus contract negotiation.
• Develop and plan project sequencing, crew sizes, productivity goals, and labor and material budgets.
• Review contract conditions; ensure compliance with all contract terms
• Supervise documentation of all significant project events, e.g., accidents, delays, Change Orders, Photos, payroll, etc.
• Negotiate, prepare, and issue subcontract bid packages
• Extensive coordination with material suppliers to ensure timely deliveries and to develop solutions to logistical and supply-chain challenges.
• Strong computer skills, including construction softwares.
• Expertise in project planning, scheduling, and cost control methods and tools.
• Detail-oriented, motivated self-starter, ability to motivate and encourage others.

Qualifications:
• Bachelor’s degree in Construction Management (required)
• Strong leadership, communication, and project management skills
• Extensive experience in design-build construction, preferably in affordable housing
• Field Construction Management experience (5-8 years, including supervisory skills).
• Minimum 5 years of experience as a Superintendent on multi-family apartment projects OR 5 years as a Project Manager in the construction industry.
• Familiarity with RFIs, site safety regulations, and construction management best practices.
