Maintenance Technician (Santa Ana, CA, USA)

*Position Summary

The core focus of this position will be the maintenance and upkeep for our 77-space manufactured home community in Santa Ana, with the emphasis on community common area maintenance and janitorial, with additional weekly hours at a small RV park in Anaheim. Duties will be assigned under the direct supervision of the Regional Property Manager and the Community Managers.

*Position Performance Objectives

• Common area maintenance.
• Regular gardening and landscaping work.
• Common area janitorial (clubhouse, laundry rooms, bathrooms, etc.).
• Minor painting.
• Minor electrical repairs on items such as appliances, fixtures, switches and outlets, etc.
• Minor plumbing repairs such as replacing fittings and faucets, clearing drain stoppages, etc.
• General maintenance such as replacing broken tile, screens, garbage disposals, fixtures, appliances, blinds, and locks; maintaining and cleaning the property.
• Work with park utility systems: water, gas, electric and sewer; shut-offs and change outs.
• Preparation of vacant homes for occupancy.
• Assist with move-in and move-out inspections.
• Maintain accurate records of work performed.

*Physical requirements

• Has the ability to bend, stoop, walk, climb ladders for 90% of a typical working day.
• Has the ability to bend, lift and reach boxes and maintenance supplies of 30 pounds or more.
• Has the ability to safely use tools such as lawnmower, edger, trimmer, hammer, screwdriver, drill, and saw, etc.
• Has the ability to log maintenance records in a computer or app.

*Experience requirements

• Has a minimum of two years or more of recent experience in property management, apartment/residential maintenance, janitorial and landscape maintenance.
• Has basic use skills of Microsoft Office (Word, Excel, Outlook).
• Possess a valid California Driver's License, reliable transportation, and automobile insurance.

*Compensation/Position Details

• 32 hours per week, Monday thru Friday
• $19 - $24/hour
• Job requires traveling and preforming job duties once per week at the property in Anaheim with the majority of the weekly hours at the property in Santa Ana
