The Real Estate Manager strategically leads the identification and acquisition of sites for new Life Time Athletic clubs or Health Way of Life mixed-use developments within assigned markets in the U.S. or Canada. They will also collaborate with the architecture, construction, legal, operations, and development departments throughout the club's opening phase
Responsibilities
- Visits new markets and creates market/trade area deployment strategies for new locations.
- Provides market studies and trade area analysis for new facility development.
- Monitors assigned trade areas for future development projects.
- Develops and maintains an effective broker network and works with brokers to locate land that meets the needs of Life Time
- Pursue high-quality sites for new facility development utilizing fact-based decision logic and to meet investment metrics.
- Review potential sites, including demographics, accessibility, utilities, land composition, and location to ensure it meets the benchmarks for a new Life Time Athletic.
- Writes business plan to be presented to Board of Directors for approval describing the market and potential opportunity
- Assesses local competition in the area, including what competitors are located near potential sites, whether they are significant competition, what amenities they offer, and their current membership rates.
- Negotiates Letters of Intent, Purchase Agreements, and Leases
- Facilitates Civil Engineering, site planning, and entitlement process once land has been purchased
- Conduct site visits with Senior Vice President of Real Estate and Development and Senior Management for approval on selected sites
- Coordinate dispositions of excess property as necessary
Minimum Qualifications
Education:
Experience:
- Five to Eight years of Real Estate analysis and acquisition experience
- Two years of management experience
Licenses / Certifications / Registration:

- Ability to multi-task and learn quickly
- Ability to operate a personal computer
- Knowledge of standard office procedures and computer software
- Outstanding oral and written communication skills
- Ability to effectively multi-task with tight deadlines independently and within a team environment
- Ability to define problems, collect and analyze data, establish facts, draw valid conclusions, and recommend solutions
- Knowledge of real estate finance
- Knowledge of site development and negotiations
- Strong project management skills
