Maintenance Technician
Laughton Properties is a Property Management company with over 30 years of experience in the industry. Managing an array of over 50 properties consisting of mostly residential apartment buildings. We are currently looking to add an experienced, energetic and organized Maintenance Technician to undertake the responsibility to preserve the good condition and functionality of 2 properties located in the Woodland area. You will perform maintenance tasks of great variety. The ideal candidate will be able to work autonomously and responsibly by observing all health and safety guidelines. The goal is to maintain the buildings, units and common areas in the best possible condition. This is a full-time immediate opportunity with medical, dental benefits and 401(k).
Responsibilities
• Work under general supervision; typically reports to a supervisor or manager
• Survey buildings and mechanical systems to ensure they are consistent with health and safety standards
• Assist with overseeing turnkey operations to ensure vacant units are rent ready in a timely manner
• Document all work order completion, time sheets, unit reports etc.
• Perform maintenance of electrical systems (replace light fixtures, bulbs and sockets, clean and repair circuit breaker panels etc.)
• Conduct appliance repair (stoves, dishwashers, refrigerators) when necessary
• Perform general repairs in the areas of plumbing, carpentry, painting, plastering
• Perform manual repairs when necessary (change locks, doors etc.)
• Conduct daily upkeep and monitoring of property grounds, pools & dumpster areas
• Monitor inventory of parts and supplies, request orders to maintain appropriate levels
• Adherence to budget guidelines
Skills
• Proven experience as a Maintenance Technician
• Familiar with concepts and procedures within the property management industry
• Basic understanding of electrical, hydraulic and other systems
• Knowledge of general maintenance processes and methods
• Working knowledge of tools, common appliances and devices
• Manual dexterity, problem-solving skills and a certain degree of creativity
• High school diploma or equivalent; building maintenance technology or relevant field will be a plus
Requirements
• Must have own set of required hand tools
• Must have clean DMV and reliable insured transportation
• Pre employment background check and drug testing required
