We are currently looking for a part-time Property Manager for an 18-unit community located in Hollywood. Gorgeous building in prime location—walking distance to many restaurants, stores, hiking trails, nightlife, entertainment and shopping. (There’s also an opportunity to assist with two other smaller nearby buildings for a little more monthly compensation.)
*POSITION REQUIRES CANDIDATE TO LIVE ON-SITE IN DISCOUNTED APARTMENT*
Professional Requirements:
• 2-3 years of combined experience as a Property Manager and/or Leasing Agent
• Computer Proficient
• Knowledge of Yardi, AppFolio or equivalent Property Management Software a plus
• Basic accounting knowledge
• A High School diploma or equivalent
• Fluent in English and Spanish (definitely a plus)

Responsibilities:
• Responsible for the DAY-TO-DAY OVERSIGHT OF THE COMMUNITY.
• Always AVAILABLE BY CELL PHONE and QUICKLY RESPOND to both management and residents as needed.
• Assist in the marketing and showing vacant apartments. (Lead follow-up, scheduling, showings)
• Handle NEW TENANT RENTAL PROCESS (applications, paperwork, signing of leases, etc.) and prepare keys, intercom, etc.
• Perform REGULAR PROPERTY INSPECTIONS to MAINTAIN OVERALL CLEANLINESS (including entry, walkways, garbage area, laundry room) and to ENSURE COMPLIANCE in all facets of community performance, to ensure that the property consistently meets the company’s standards, including community appearance/curb appeal, asset preservation, state of repair, safety and security standards.
• Manage REPAIRS—inputting the work orders as needed, coordinating the repairs if needed, overseeing and ensuring they are completed on a timely basis with the maintenance staff.
• Ensures that RESIDENT NOTICES are delivered within established guidelines and are in compliance with related Fair Housing, local, states, and federal laws.
• ENFORCE BUILDING RULES.
• Address all RESIDENT ISSUES/CONCERNS/REQUESTS in a timely, professional manner to ensure RESIDENT SATISFACTION with management.
• COMMUNICATE REGULARLY WITH MAIN OFFICE on building condition, tenant concerns, and ongoing issues.
• Perform OTHER FUNCTIONS/TASKS as may be required by the position and/or directed by the supervisor.
Job Type: Part-time (averaging 10-15 hours/week)
Compensation: Discounted Studio or One Bedroom Apartment + Leasing Bonuses.
Position to be filled as soon as possible. Current manager is in the process of moving to the east coast.
