Project Manager
Full-time position; $82-87,000 per year plus benefits
Los Angeles property management company seeks Project Manager with construction project management background to oversee high level maintenance and renovation projects for our portfolio of approximately 150 smaller buildings.
To be clear: You won’t be swinging a hammer. Instead, you will be responsible for figuring out what needs to be done, hiring the right vendors, and making sure they do good work.
The job:
- Report directly to our Director of Property Management
- Coordinate with our LA-based Property Managers and their remote assistants
- Visit our properties regularly to determine what needs to be done and oversee work
- Communicate with owners, (occasionally) tenants, insurance & lender inspectors, and city inspectors
- Oversee complex repairs (roof replacements, foundation repairs, etc.) and the occasional full unit rehab
- Oversee our annual unit inspection and preventative maintenance programs and participating vendors
- Coordinate with our small group of long-term vendors (handyman companies, plumbers, etc.) - these relationships are important to us
- Oversee bidding process, ensuring quotes are competitive and within budgets while vendors provide quality work
- Participate in regular budget reviews
- Assist in on-boarding new buildings
Must haves:
- Experience overseeing many construction projects (including scoping work, identifying relevant contractors, checking contractor references, obtaining bids, selecting contractor, overseeing payments, and checking to make sure work is done right)
- Existing relationships with relevant vendors (GCs, plumbers, HVAC companies, etc.)
- Great people skills. You need to be patient and kind, while still able to hold a firm line. While you will mostly interact with vendors and internal employees, you may need to work directly with owners and tenants on occasion, as well
- Ability to manage a large number of projects at the same time
- Good computer skills: You need to be very familiar with word processors and spreadsheets (we use Google Workspace, which used to be called Google Apps) and be able to learn AppFolio if not already familiar. If you’re slow with technology, you won’t be able to keep up
- Working vehicle, insurance and license. You will need to visit the properties regularly (mileage is reimbursed)
- Cell phone with data plan (we will partially reimburse for monthly service)
- Some Spanish: Ability to speak at least construction site Spanish (fluency preferred)
- Ability to lift up to 50 lbs. (this is mostly a communicating-type job, but you may need to help move some delivery boxes every once in a while)
It's not absolutely required, but we have prefer applicants who have experience working as supervisors at property management companies.
Important details:
- $82,000-87,000 annual salary base, full time position
- In office position at our office on the Eastside (though we expect you will spend a lot of time out visiting the properties)
Schedule is somewhat flexible, but probably something like M-F 8:00-4:00 (with paid lunch and breaks, minimal overtime, & little / no take-home work)

- There’s a lot of room for long-term growth here (we had someone in this position for several years, and are only looking to fill this spot now because she was promoted within our company)
