The PositionMain Purpose of the Position: Genentech, part of the Roche group of companies, is one of the world's largest biotech companies. Its campus in South San Francisco (SSF) consists of approximately 200 acres of owned land and 4.7 million square feet of owned buildings serving office, lab, manufacturing, amenity and support uses.
The Real Estate Strategy team decides how the real estate footprint and the outdoor public campus realm should change to accommodate Genentech's business needs and plans campus improvements for work environments, transportation, parking, landscaping, way-finding, and auxiliary functions, impacting 12,000+ employees in SSF.
The Real Estate Asset Manager is responsible for driving real estate initiatives and portfolio management activities for Genentech. The Real Estate Asset Manager will build business cases and develop financial analysis to gain required management approvals for projects with values of up to $1B.
The Real Estate Asset Manager must drive results, meet deadlines, and deliver projects with grace under pressure while building trusting relationships.
The Real Estate Asset Manager will report to the Senior Director, Real Estate Strategy. This position requires excellent strategic thinking, communication and presentation skills, and understanding of corporate real estate strategy and finance.
Job Duties/Responsibilities: - Lead Real Estate Capital Asset Planning (RECAP) program to align cross-functional teams on building investment strategies. Assist in determining the short and long-term strategies for various assets. Lead the development of Site Services Capital Expense 5-year plan, partnering with Site Services Finance and other stakeholders.
- Develop business cases and analysis to support campus investments and present to key business stakeholders. Develop financial analysis (including cash flow projections, NPV, P&L impact and/or IRR) to determine the financial impact and economic value of multiple scenarios.
- Represent the Real Estate Strategy team's interests in campus-wide site investment programs such as the SSF Campus seismic program.
- Manage real estate data and documents for owned and leased portfolios. Lead portfolio-level reporting and analysis. Assist Transactions Manager with leasing and transactions activity as needed.
- Stay abreast of commercial real estate trends in the Bay Area, particularly within the South San Francisco market.
- Facilitate Genentech's relationship with its 3rd Party Tenants and partner with Genentech's Facilities Team on property management issues.
- Be on campus at least 3 days per week to evaluate site conditions, engage with stakeholders, and learn about Genentech's large and diverse campus.

- Proficient with google collaboration suite (google slides, google sheets), PowerPoint and Excel.
- Knowledgeable of CRE databases (Lease Harbor, Tririga, or CoStar) with ability to efficiently and accurately update, audit and export data to manage KPIs
Qualifications: Education, Experience, Knowledge and Skills:(Minimum requirements)
- Education: BS/BA degree, or higher-level degree, in a relevant area, such as Real Estate, Business Administration, Finance, Economics
- 8 or more years relevant business experience
- Excellent communication skills with ability to present complex ideas, influence and gain credibility and respect from stakeholders across all levels of the organization (employees to executives)
- This position is not eligible for relocation
- This position is not eligible for full-time remote
The expected salary range for this position, based on the primary location of California, is $133,100 - $247,300 USD Annual. Actual pay will be determined based on experience, qualifications, geographic location, and other job-related factors permitted by law.
