The opportunity:- Lead the property accounting group, including responsibility for performance and efficiency
- Ensure the property accounting group provides accurate and timely financial information as required internally by management, and externally to clients
- Possess and utilize skills such as leadership, problem solving, decision making, time management, effective communication, and delegation to achieve the desired results
- Act as a leader of the property accounting group and foster and maintain relationships with clients, regional offices, and senior management in an approachable, cooperative, and professional manner
- Advise clients and staff on accounting treatments and policies as well as attend client meetings
- Assess current and future staffing needs as well as organizational (accounting) structure effectiveness
- Make difficult decisions and keep senior management informed of any issues impacting the overall performance of the group.
Role as Member of the Team- The role of the Controller is to lead the property accounting group, including responsibility and accountability for the overall performance and efficiency of the property accounting group to ensure that the group is providing value-added service to clients, senior management, and property management staff. This includes:
- Direct accountability for the performance of accounting staff to ensure group is providing accurate and timely financial information that results in:
- better management of properties and budgets
- timely decisions
- meaningful financial reports
- value-added service
- Representing the property accounting group for:
- Client meetings
- Internal management meetings
- Corporate policy and procedure changes and revisions
- Other issues affecting accounting
- Direct responsibility for assessing staff including:
- Interviewing, hiring, and terminating employees
- Performance management
- Employee development and succession planning
What You Will Do:Assisting in the Overall Management of the Property Accounting Group- Responsible for planning, monitoring, and timely and accurate completion of all annual activities including property budgets, cash flow forecasting, final operating cost recovery adjustments, annual property taxes, and property audits
- Responsible for planning, monitoring, and timely and accurate completion of all monthly activities including monthly cut-offs, month ends, and reporting
- Responsible for ensuring quality control with respect to monthly and annual accounting activities, processes, and procedures
- Responsible for ensuring workloads are managed accordingly and that all client needs are met in a timely and accurate manner
- Responsible for ensuring appropriate levels of training, development, and continuous improvement of staff, process, and procedures
- Responsible to ensure effective communication, both internally and externally, of all activities of the accounting department
- Responsible for performance evaluations including constructive feedback, action plans, and salary reviews
- Responsible for interviewing, hiring, and terminating employees
- Responsible for employee development and succession planning
- Responsible for staff motivation and celebration as well as maintaining a positive work environment
Clients, Senior Management, Regional and Site Offices- Point of contact for property accounting issues including special requests, accounting policy changes, sales and acquisitions, and other property related issues
- Represent accounting in meetings
- Advise on accounting treatments and policies and procedures
Other Duties- Ensure new property set up, analysis, and follow up of outstanding issues are completed as required
- Property sales/turnover - ensure final operating statements, funds distribution, GST/ HST/QST reconciliation, closing of bank accounts, and any other relevant closing duties are completed
- Full understanding of all property specific processes and upkeep of pertinent information relating to specific properties
- Input / feedback for improving procedures and initiating quality and efficiency enhancements
- Efficient and effective communication, in a professional manner, with all employees and clients
- Special projects as assigned

Who You Are:- Qualified CA/CMA/CGA designation or equivalent experience
- Commercial/retail property accounting experience required, including minimum of 5 years supervising staff
- Relationship Skills: ability to communicate effectively, both oral and written; ability to develop and sustain cooperative working relationships; ability to develop leadership in others; team player; ability to lead
- Organizational/Multi-Tasking: ability to allocate one's time effectively, work under pressure, and meet tight deadlines; ability to handle multiple demands and competing priorities; ability to prioritize and delegate workload; ability to work at a detailed level; willingness to learn in a dynamic environment that includes new ideas and change
- Decision Making Skills - ability to identify, analyze, and solve problems; ability to take decisive action; ability to resolve conflict
- Computer Skills: intermediate to advance skills in Excel, Word, and other Microsoft Office programs; knowledge of JD Edwards an asset
Career Growth- The Controller position is a mid-level management position for commercial/retail property accounting offering the opportunity for advancement to a senior-level management or equivalent position. This assumes the Controller has met and is exceeding the expectations of a Controller. This also assumes that, through growth and/or attrition, these positions will be available in the future.
