Ingenious Asset Group, Inc., is a property management firm based in Encino and is seeking an experienced multi-site property manager to join its team. Ingenious Asset Group Inc. manages single family homes, apartment buildings, office buildings, and commercial properties throughout Los Angeles.
This is NOT an entry-level position. This is NOT an onsite position.
APPLICANTS WITHOUT A MINIMUM OF 2 YEARS EXPERIENCE IN RESIDENTIAL PROPERTY MANAGEMENT AND NO MULTI-SITE PROPERTY MANAGEMENT EXPERIENCE WILL NOT BE CONSIDERED.
This position reports directly to the Portfolio Manager, and the Owner. It involves driving to properties throughout Los Angeles. Estimated time split between office work and field work is 60/40.
Responsibilities:
• Oversee assigned portfolio of properties, with and without on-site resident managers.
• Supervise on-site resident managers, as applicable
• Inspect properties regularly and monthly
• Enforce tenant leases
• Prepare and serve all tenant notices (rent increases, notices to enter, lease violations etc.)
• Monitor and enforce rent collections
• Apartment leasing: Rent surveys, advertise and showing apartments
• Conduct open houses during the week, evenings and weekends
• Tenants: communicate with and solve issues on a timely basis
• Vendors: communicate with, obtain and approve bids and coordinate
• Perform move-in and move-out inspections
• Other property management responsibilities/tasks
Technical Skills:
• Computer literacy and knowledge of Microsoft
• Experience using property management software, such as AppFolio, Yardi, Rent Manager, required
• Tech-savvy required with use of Google cloud platform and other technology
• Ability to prepare concise and specific property reports
• Ability to review property financials and identify anomalies, variances, and explain the reasons
Professional and Other Requirements:
• Must have a MINIMUM of 2 years of multi-site property management experience
• Must have an outgoing, energetic & positive attitude
• Punctual & reliable
• Technology oriented, knowledge of computers
• Self-motivated and able to work independently
• Excellent communication skills
• Detail oriented and able to follow systems, policies and procedures
• Must own a reliable car, have a clean driving record and provide proof of valid CA car insurance.
This is a FULL-TIME position with overtime and weekends required, as necessary. Property management is NOT 9 to 5. REQUIRES to be in the office AND visiting the properties on a regular basis.
Bi-lingual (English-Spanish) highly preferred.

Compensation:
- Annual base salary: Dependent on experience, starting at $45,000 per year
- Gas allowance of minimum $300 per month (=$3,600 per year)
- Cell phone allowance of $50 per month (=$600 per year)
- Performance-based bonuses (You can expect to earn 15-20% of your base salary in bonuses, IF you perform, and go above and beyond)
- 50% paid medical, dental and vision insurance
- Company matching 401K up to 3% of base salary
- Paid vacation time, sick time & company holidays
Right candidate can expect to earn between $50,000 - $60,000 in their 1st year itself, AS LONG AS you are committed and prove yourself.
