Ingenious Asset Group, Inc., is a property management firm based in Encino and is seeking an experienced property manager/supervisor to join its team. Ingenious Asset Group Inc. manages single family homes, apartment buildings, office and commercial properties throughout Los Angeles.
This is NOT an entry-level or an On-Site Manager position.
This position reports directly to the portfolio manager and involves driving to properties throughout Los Angeles.
APPLICANTS WITHOUT A MINIMUM OF 2 YEARS EXPERIENCE MANAGING OFFICE/COMMERCIAL AND RESIDENTIAL PROPERTIES WILL NOT BE CONSIDERED.
Responsibilities:
• Oversee a portfolio of office, commercial and residential properties with and without on-site resident managers.
• Perform lease audit, review delinquencies, CAM reconciliations, monitor property expenses
• Prepare annual budgets, and review property financials monthly to ensure compliance with the budget
• Supervise on-site resident managers/key holders, as applicable
• Inspect properties on a regular basis
• Enforce tenant leases and applicable rules
• Prepare and serve all tenant notices (rent increases, notices to enter, lease violations etc.)
• Monitor and enforce rent collections
• Leasing: Rent surveys, advertise and showing vacancies
• Conduct open houses during the week, evenings and weekends, as necessary
• Tenants: communicate with and solve issues on a timely basis
• Vendors: communicate with, obtain and approve bids and coordinate
• Perform move-in and move-out inspections
• Other property management responsibilities/tasks
Technical Skills
• Computer literacy and knowledge of Microsoft
• Appfolio experience preferred, but not required
• Tech-savvy required with use of Google cloud platform and other technology
Professional and Other Requirements
• Must have a MINIMUM of 2 years of multi-site property management experience (Just On-site experience is not sufficient)
• Must have experience managing office and commercial properties
• Must have an outgoing, energetic, and positive attitude
• Punctual and reliable
• Technology oriented, knowledge of computers
• Self-motivated and able to work independently
• Excellent communication skills
• Detail oriented and able to follow systems, policies and procedures
• Must own a reliable car, have a clean driving record and provide proof of valid CA car insurance.
This is a FULL-TIME position with overtime and weekends required. Property management is NOT 9 to 5.
Bi-lingual (English-Spanish) preferred, but not required.
Compensation:
• Base annual salary: $40,000.00 - $50,000.00 per year - heavily dependent on experience

If you are good, dedicated, focused, and prove yourself, your 1st year annual compensation should be in the range of $50,000 - $60,000 at least.
