Job Duties:
Perform general maintenance repair tasks without endangering self, residents or fellow team members.
• Responsible for the completion of all maintenance service requests as assigned including punch-outs, cut outs and preventative maintenance.
• Complete make-ready process of vacant apartments as directed by the Maintenance Supervisor or Property Manager.
• Complete grounds work as directed by Maintenance Supervisor or Property Manager which may include picking up trash, sweeping curb and dumpster areas and maintaining landscaping beds and other areas.
• Perform plumbing maintenance (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and laying new lines, replacing drain hoses on washers and similar devices, etc.).
• Prepare the surfaces and paints various structures and equipment (e.g. walls, refrigerators, evaporative coolers, floors, roofs, doors, restroom facilities, etc.) to preserve wood and metal parts from corrosion and maintain a safe, comfortable working environment using various painting equipment and related tools (e.g. sprayers, rollers, brushes, thinners, etc.).
• Effectively communicate with residents, guests, visitors and staff.
• Ensuring that all work has been completed in a safe, prompt and professional manner.
• Prepare and complete job-related documentation.
• Maintaining inventory of equipment, tools and supplies.
• Follow and promote all safety regulations and standard operating procedures to ensure a safe working environment through effective safety awareness and safety inspections for our residents, guests, property staff and vendors.
• Communicates progress on a regular basis with Supervisor.
