The District Property Manager administers and maintains all phases of property operations under the direction of the Regional Property Manager and is responsible for all financial aspects of a district portfolio of properties in accordance with Holland Partner Group's Core Values.
ESSENTIAL JOB FUNCTIONS- Oversee and support the Point of Sales process to ensure compliance with the program including associate sales certifications and daily huddles.
- Monitor property performance including income and expenses.
- Supervise on-site staff.
- Oversee capital improvement projects.
- Review preparation process of annual budgets prior to delivery to ownership.
- Prepare and review monthly and quarterly variance and forecast reports for asset management.
- Maintain awareness of compliance status with internal departments.
- Ensure adherence to Fair Housing practices, and Landlord Tennant laws.
- Monitor customer service and resident satisfaction.
- Direct new construction lease-up activities.
- Conform to company apparel standards and set a positive example for all Associates.
- Ensures compliance with Holland Partner Group's policies and procedures.
- Represent Holland Partner Group in a positive and professional manner at all times.
- Perform all other duties as directed and assist the overall team effort in any way possible.
JOB REQUIREMENTSEducation: High School Diploma or equivalent is required. Bachelor's Degree preferred.
Experience: Minimum one year Property Manager with multi-site experience, same market within the housing industry. Asset management exposure, client relationship experience with fee-based and 3rd party properties, capital management experience, and complex communication experience strongly desired.
Knowledge, Skills and Abilities Required:- Ability to analyze and interpret statistical and financial data and make recommendations.
- Analytical ability necessary to handle moderately complex administrative details.
- Strong leadership abilities.
- Strong oral and written communication skills.
- Ability to communicate effectively with all levels of associates.
- Demonstrated skill of time management and priority focus.
- Microsoft Word, Excel, and Outlook, web initiatives.

Attendance: This full-time position is exempt and requires the ability to be present and available during business hours to meet company and department needs. Additional hours or flexible schedule may be required.
This position also requires: - Valid driver's license.
- Travel and overnight stays.
- Ability to lift or move up to 20 pounds.
- Hearing and visual ability to observe and detect signs of emergency situations.
- Fluency in English both verbally and non-verbally.
