Maintenance Operations Supervisor, The LaBrada Group, Inc.
The LaBrada Group, Inc. is an established owner-operator property management firm with its Corporate office in Upland and a satellite office in Hemet. We manage approximately 800+ Single Family, Townhome, Condo and Multi-Family doors across the Inland Empire and Eastern Los Angeles County. We are seeking a Maintenance Operations Supervisor(MOS) – a newly created position in our growing firm.
Candidate would be expected to:
• Work on understanding of the needs & effectiveness of the current Maintenance Division (MD) and create a plan and direction for continued growth.
• Initially conduct thorough inspections on vacant units – working with property managers to prepare list of items that need attention with cost for each for owner to approve/disapprove.
• Revise current documents that are used for inspections and improve as needed. (Move Out Inspections with Managers, Pre Move In Inspections etc.)
• Handle small billable work orders by driving to site, accessing issue, making repair and billing to create a stream of cash flow for MD.
• Create a plan of action to expand operations of MD by analyzing past work orders, fees collected from past work orders, charges from current outside vendors, staffing needs & costs, product needs & costs, dispatch needs, time optimization.
• Integrate MD into current maintenance operations and LaBrada structure.
• Create list and budget for needed items for expansion.
• Handle maintenance of our company cars.
At the direction of the CEO and Senior Property Manager, the position is designed to:
1) Create a plan and direction to grow our maintenance division (MD) - taking our current process of vendoring out all work orders to being done internally by a new team of technicians hired and managed by the MOS.
2) Oversee our current maintenance team who handle all work orders making sure work orders are being assigned, followed up, completed, completed correctly, billed and closed.
Requirements of the Manager:
• A successful track record in property management maintenance – at least 4+ years of broad property management experience, preferably as a Senior Manager of a maintenance driven company and/or a Senior Maintenance Coordinator/Manager in an off-site management office/market-rate environment.
• Strong writing and verbal English communicating abilities (Bilingual – English/Spanish is a must)
• Have strong knowledge of local, state and federal laws and ordinances as they relate to tenant and landlord issues.
• Very strong understanding of general maintenance and repair tasks including service requests and turnover functions.
• Skilled in staff relations, customer service and tenant relations.
• Must be able to speak, write, read and understand English, possess (at your cost with a $30 monthly nontaxable reimbursement) a smart phone with capabilities of texting, photos, calls and more.
• Computer literacy WILL BE tested during the interview process. Must have experience with WinForms, Docusign, Microsoft Office & Excel.
• Must have experience with one of the major property management software programs - preferred experience with Appfolio Property Management Software.
• Currently reside in the Inland Empire with knowledge of cities serviced by LaBrada.
• Ability to lift, push, pull and or move up to 75 lbs.
• Clean background, clean driving record, pass a drug test, valid California drivers license with proof of insurance.
Job Type: Full-time
Pay: $23-24 per hour plus bonus' based on job performance and overall growth of LaBrada Maintenance Division.
