PROJECT MANAGER/ SUPERINTENDENT (with Construction Experience) Residential and Commercial Renovation/ADU/NEW CONSTRUCTION
We are seeking an experienced full-time Construction Project Manager (SUPERINTENDENT) to join our construction team in San Jose , California. Project Manager will be responsible for managing all administrative aspects of projects from award to completion. Project Manager will work in a variety of functional capacities on any given project to ensure high quality and efficiency of residential/commercial construction projects. Project Manager works in a fast-paced environment and will need to be adaptable to changing project conditions while protecting the Company’s interests. We are expected to maintain the highest level of integrity, accountability, and commitment to total customer satisfaction.
Responsibilities:
Participate in pre-construction meetings and estimate reviews to ensure successful handoff from estimating to project management and to field
Detailing and procurement of specialty, quoted, long-lead, and general project materials
Ensure compliance with project contract documents
Manage, organize, and distribute contract documents to subcontractors
Communicate effectively with field staff and work collaboratively to solve challenges
Ensure compliance of job-site safety and cleanliness
Evaluate and mitigate project risks
Collaborate with subcontractors, engineers, architects, and key project team members
Manage and track Subcontractors
Ensure timely procurement and delivery of supplies and equipment
Summarize and track time and material paperwork
Manage POs, vendor tracking, and releases
Meet all project deadlines
Allocate and manage resources to meet project demands
Attend jobsite meetings and visit job site to review project with field staff
Prepare and submit change orders and negotiate change orders to a conclusion with Clients and General Contractor
Pay: COMMISION BASED +GAS REIMBURSEMENT+ Performance bonus
