Job Description:
Arcady Apartments is seeking a responsible and versatile individual to fill the dual role of Resident Manager and Onsite Maintenance Technician. This position offers an exciting opportunity to work closely with the Property Manager to ensure the smooth daily operations of the property, while also performing essential maintenance tasks. The ideal candidate will be proactive, service-oriented, and ready to collaborate with the Property Manager to address the needs of residents and maintain a high standard of property upkeep.
In this role, you will assist the Property Manager in overseeing property operations, addressing tenant concerns, and ensuring the property is safe, clean, and well-maintained. You will also be responsible for performing maintenance and repairs across the property and responding to emergency maintenance requests, all while working directly with the Property Manager to ensure that tasks and resident needs are managed effectively.
Key Responsibilities:
• Resident Management:
o Work closely with the Property Manager to address tenant inquiries, concerns, and maintenance requests in a timely and professional manner.
o Assist the Property Manager in managing tenant move-ins and move-outs, conducting inspections, and ensuring unit turnovers are completed smoothly.
o Conduct tours and assist with prospective tenant application process.
o Enforce property policies and assist the Property Manager in handling tenant issues, including noise complaints and violations.
o Log activities daily and occurrence including date, time, and what happened that day or no incidents.
o Collaborate with the Property Manager to organize and coordinate resident meetings and community events.
o Maintain clear communication with the Property Manager regarding all tenant complaints, service requests, and incidents.
o Serve as the primary point of contact for residents, addressing inquiries, concerns, and maintenance requests in a professional and timely manner.
o Commitment to respond to team communications in a timely manner.
• Onsite Maintenance:
o Perform regular maintenance and repairs for apartments, common areas, and building systems (plumbing, electrical, HVAC, appliance repair, etc.) in collaboration with the Property Manager.
o Conduct property inspections and work closely with the Property Manager to address maintenance concerns or safety issues.
o Assist in keeping common areas and grounds clean, ensuring the property is visually appealing and well-maintained.
o Separate recyclables, compostable, and landfill trash when needed
o Respond to emergency maintenance requests, including after-hours calls, in close coordination with the Property Manager.
o Maintain detailed records of maintenance tasks, repairs, and inventory.
o Report and communicate all maintenance related issues
• Security & Safety:
o Conduct security checks and assist the Property Manager with ensuring common areas are locked and secured after hours.
o Respond to building emergencies and collaborate with the Property Manager to address any urgent issues that may arise.
o Report safety hazards or property concerns to the Property Manager and assist in implementing solutions.
• Compliance & Legal:
Ensure compliance with all local, state, and federal regulations, including fair housing laws and landlord-tenant legislation.
Compensation and Benefits:
• Free or reduced rent depending on skill level and hours worked
• 2 Bedroom 1 Bath apartment
• Utilities paid (water, gas, electricity)
Requirements:
• Previous experience in property management, maintenance, or related fields preferred.
• Basic knowledge of plumbing, electrical systems, HVAC, and general maintenance tasks.
• Computer skills and basic knowledge and/or willingness to learn property management software.
• Ability to handle emergencies calmly and effectively.
• Strong communication and interpersonal skills, with the ability to collaborate closely with the Property Manager and interact with diverse groups of people.
• Must reside on-site as part of the position.
• Ability to work independently, prioritize tasks, and be proactive.
• Strong problem-solving skills and attention to detail.
• Good written and verbal communication skills.
• Bilingual (English and Spanish) is a plus but not required.
